James Garner, CCIM

Capital Markets | Retail & Net Lease

The Right Buyer Matters

James Garner, CCIM

Senior Vice President

Capital Markets | Retail & Net Lease

Specializes in investment sales and strategic advisory for multi-tenant retail centers in Florida and single-tenant net lease properties nationwide.

James joined CBRE in 2024 after more than 10 years at Marcus & Millichap, where he was a Senior Vice President of Investments. Since 2018 he has co-led the Garner Shiebler team, which has closed more than $1 billion in shopping centers across the Southeast and net lease properties nationwide.

Most brokers sell to the buyers already in the market. James goes out and finds the ones who aren't: out-of-state capital, family offices and new investors who will pay for what a property is really worth. He has brought institutional groups to their first Tampa Bay acquisitions, and his team consistently sells net lease properties at more aggressive cap rates than the market average.

He began his career with Ingersoll Rand on commercial projects in New York City, including the new World Trade Center towers.

James believes every deal can be a win-win. The job isn't to push a buyer into a price. It's to find the buyer who can see the opportunity, and then help them underwrite it.

Capital Others Don't Reach

The best price rarely comes from the usual buyer list. James pitches strategic buyers directly and brings in capital from outside the market, matching each property to the investor whose business plan pays the most for it. Across these sales the result is consistent: 25 to 40 bps lower on the sale cap rate than comparable sale comps in the market, which is a higher price for the seller.

Deal-level cap rates are available on request. Contact James directly for the pricing on any property shown.

Creative structuring

Women's Care / Heartland

Winter Garden, FL · Sold

Sold a new three-tenant strip before rent began; the seller was paid on full rent by crediting the buyer the cash-flow gap at closing.

Delivered Results | The Market Difference

In all seven net lease categories, the team's average sold cap rate is below today's market median. On bank and medical properties, the team did it with less lease term left. A lower cap rate means a higher price for the seller.
