Constrained, affluent, and effectively no new supply. Retail here trades on irreplaceability rather than yield.
Brandon and Riverview
The growth corridor along I-75. Rooftops arrive first and retail follows, which is where new outparcels and pad sites appear.
Wesley Chapel and Pasco County
The furthest-out growth ring. Higher yields, and demand that depends on housing continuing to push north.
St. Petersburg and Pinellas
Built out, high barrier to entry. Redevelopment rather than ground-up, and centres rarely come to market.
