South Florida is the most competitive retail investment market in the state and the one where pricing is least forgiving. Land is genuinely constrained between the coast and the Everglades, which supports value over time and compresses yields at entry.
It is also three counties that behave differently. Miami-Dade is international capital and dense infill, Broward is suburban and deep, and Palm Beach spans extreme wealth and ordinary suburban retail within a few miles. Treating them as one market is the most common mistake an out-of-state buyer makes.

- Dense, expensive, and increasingly mixed-use. Retail is a component of larger buildings more often than a standalone asset.

- Industrial-adjacent retail serving a large working population and the logistics economy around the airport.

- Pembroke Pines, Plantation, Coral Springs and Sunrise. The deepest pool of conventional neighbourhood retail in the region.

- Affluent, established, and tightly held. Assets trade infrequently and at low yields.

- Port St. Lucie, Stuart and Vero Beach. The growth edge, where yields are higher and the demographic thinner.

Infill strip and neighbourhood centres, mixed-use ground-floor retail in the urban cores, and net lease outparcels throughout the suburban counties. Genuine grocery-anchored centres come to market rarely and are usually competitively bid.

Common questions
Why are cap rates lower in South Florida than elsewhere in the state?
Because buyers pay more for the same income when they believe the risk is lower and the land is genuinely scarce. South Florida combines constrained supply, sustained in-migration and international capital that often has different return requirements from domestic buyers. A lower cap rate is the price of that competition, not a measure of the asset being better.
Is Miami-Dade or Broward better for retail investment?
They suit different buyers. Miami-Dade is denser, more expensive and increasingly mixed-use, with international capital setting pricing. Broward has the deepest supply of conventional suburban neighbourhood retail and is usually where a straightforward centre or outparcel is easiest to source.
