Orlando retail and net lease investment
Orlando is a tourism economy with a large and growing residential base underneath it, and the distinction decides which retail is worth owning. Tourist-corridor retail and neighbourhood retail serving permanent residents are different assets with different risk, even when they sit a few miles apart.
The I-4 corridor is the organising fact of the market. It runs Tampa to Orlando to Daytona, and it is where distribution, employment and rooftops concentrate, which is why so much retail sits within a few minutes of it.

Set your criteria and see what fits →Submarkets that behave differently
- Winter Park and Maitland
- Established, affluent, supply constrained. Assets trade rarely and on location rather than yield.
- Winter Garden and Horizon West
- Among the fastest-growing residential areas in the state, which is where new neighbourhood retail is being built.
- Kissimmee and Osceola County
- Tourism-exposed along US-192, with a substantial permanent population behind it. The two economies need underwriting separately.
- Sanford and Seminole County
- Established suburban retail with steadier, less tourism-dependent demand.
- Lake and Brevard counties
- The outer ring, including Clermont, Melbourne and Palm Bay. Higher yields, and demand tied to specific local employment.
What trades here
Grocery-anchored neighbourhood centres in the residential submarkets, tourist-corridor retail along US-192 and International Drive, and a consistent supply of quick-service and casual dining outparcels serving both populations.
What drives demand
- •Theme park and hospitality employment, which is large but cyclical
- •Rapid residential growth in the western and southern suburbs
- •The I-4 corridor as a distribution and employment spine
- •A growing medical and higher-education presence in the urban core
If you are in a 1031 exchange
Orlando produces a steady flow of net lease outparcels, which suits exchange buyers who need identifiable, financeable assets quickly. The judgement call is how much tourism exposure sits behind a given tenant's sales.
Common questions
Is Orlando retail dependent on tourism?
Parts of it are and parts of it are not, and the difference matters more than the headline. Retail along US-192 and International Drive is directly tourism-exposed. Neighbourhood centres in Winter Garden, Oviedo or Lake Mary serve permanent residents and behave much more like ordinary suburban retail. Underwrite them differently rather than treating Orlando as one market.
What is the I-4 corridor and why does it matter for retail?
I-4 runs across central Florida from Tampa through Orlando toward Daytona, and it is where distribution, employment and residential growth concentrate. Retail located within a few minutes of it captures traffic from that concentration, which is why so much of the region's investment inventory sits along it.
